POOL HEAT & TEMPS: Pool heating is available for an additional fee ($50night) with at least 3 days advance notice prior to arrival. If pool heating is requested, it is required for the entire length of stay. We will pre-heat the pool to ~82*F. If your booking is in October–May, you may want to consider having the pool heated. Pool temperature can be limited by outdoor temperatures—heat pumps are not efficient below 55°F ambient air temperature, at which point the system may shut off automatically or fail to raise the water significantly (typically only 20–25°F above ambient). In colder conditions, desired temperatures cannot be guaranteed. The pool will not be heated during the summer, as high outdoor temperatures make heating unnecessary.
SECURITY: This property includes security features, such as a Schlage smart lock, Nest exterior cameras, Nest video doorbell, and interior security locks andor deadbolts for your safety and peace of mind.

1. Guest Limit & Registration: The maximum number of guests is 10, unless otherwise agreed upon. Additional fees may apply. Only registered guests are allowed on the property. Prior to check-in,adult guests must be registered on the reservation using their full name and booking guest must state if anyone in their party is registered sex offender, per county ordinances. The guest making the booking must be at least 25 years old.
2. EventsParties: Not allowed. Unauthorized parties or events, or any activity that disturbs neighbors, may result in additional fees and immediate termination of the stay without refund.
3. Pool Safety- There is NO LIFEGUARD ON DUTY- the pool is used at the guests own risk. The pool is 8 feet deep and children must be supervised BY AN ADULT ATTIMES. NO GLASS in or near the pool area. Please use the provided plastic cups and dishes for outdoor dining and drinks. Guests are never permitted to touch pool equipment aside from the pool light switch.
4. Pets: Please note that pets are prohibited from this property.
5. Noise & Good Neighbor Policy: Please respect quiet hours from 10 PM to 9 AM. This is not just our policy but also a county ordinance. The use of large speakers in outdoor spaces and fireworks is not permitted. While small personal speakers are allowed, noise and music must never be excessive or disruptive to neighbors or the community, even outside of quiet hours. This is a long‑standing residential, family-friendly neighborhood. Please avoid trespassing on neighboring properties and always engage positively with our neighbors.
6. Smoking & Drugs: Smoking or vaping of any kind is strictly prohibited inside the home. A violation of this policy will result in a MINIMUM $250 fine to cover deep cleaning and odor removal. Cigarette smoke and marijuana detecting devices are installed in the home. Illegal drugs are strictly prohibited. If suspected, law enforcement may be contacted, and the reservation may be ended immediately.
7. Weapons: No guns, knives, or weapons of any kind are allowed on the property.
8. Flames: No open flames, candles or incense are to be lit in the home or on the property.
9. Plumbing: This is an older home with sensitive plumbing. Do NOT flush wipes, feminine products, paper towels or excessiveballed wads of toilet paper. If plumbing is clogged or requires repairs due to these items being flushed, guests will be fined the cost of repairs.
10. Trash: Please dispose of your trash during your stay. Ensuretrash is bagged and placed in the garbage bins. Do not place any loose trash in the cans, and do not leave any trash or bags of trash on the ground outside. Trash will be picked up in the provided can on Mondays and Thursdays. You must make reasonable effort to get cans out to the street on pickup days during your stay.
11. Parking: Parking is limited to 2 vehicles. Park in the driveway and do not park over the sidewalk. Avoid parking on the street unless absolutely necessary and never park on the grass. If you need to park in the street, please park in a legal manner. Avoid blocking driveways or mailboxes; we aim to be great neighbors. No RV or boat parking please.
12. Furniture: Please do not move or rearrange furniture; this helps prevent damage and keeps the home staged for the next guests.
13. Accidents: If any damage or stains occur, please let us know as soon as possible so we can address it promptly.
14. Tanning Products: Guests using spray tan or similar products must bring their own linens; stained linens may be charged at replacement cost.
15. Check-Out Instructions: Please follow our very basic check-out instructions. We ask that you simply: take out your trash & take the trash can to the street on Mondays or Thursdays, make a pile of your used towels, remove the sheets from any bed that was used and place it in a pile on the floor, close and lockwindows and doors when you leave the property including security locks on doors to exterior. We kindly ask that you keep the unit generally tidy, as excessively dirty or damaged units will incur an additional cleaning fee. Also, if not following our rules leads to us having to refund, discount, or delay a future guest, you may be responsible for those costs.
16. Check-Out Time: We want to ensure our cleaners have enough time to prepare the house for our next guests. Please ensure you follow the check-out time at 10 am (unless otherwise agreed upon). Late check-outs will incur an additional fee of $50 every 30 minutes.
